Hyde Park Renovation Checklist
This checklist serves as a guide and record for Hyde Park owners who wish to make renovations to their units. A copy of the document will also be kept on file in the management office to document renovation approvals and permits. Please also review the attached Renovation Addendum
Minor repairs (such as painting, new carpet, replacement of cabinets or appliances and other improvements not involving construction) do not require approval of the Hyde Park Board of Directors. Any renovation involving construction as defined in Appendix IV, Section 16 of the Hyde Park Handbook, requires both the approval of the Hyde Park Board and a Building Permit.
To plan and execute your renovation, most owners will need a home improvement contractor and possibly an architect. The building manger and building engineer can also provide guidance about what limitations exist in the building. Notwithstanding any building engineer approval, inadvertent damage to any Hyde Park physical structure, including but not limited to any electrical, gas or plumbing systems will be the responsibility of the unit owner. Furthermore any costs incurred in the repair of such damage or the redesign of planned alterations will also be the responsibility of the unit owner.
Step 1.
Once you have determined the details of your renovation, you will need the following documents to obtain approval:
A plan or drawing prepared by you, your architect or contractor which accurately describes the work to be completed, especially any changes in the location of walls, doors, convectors or gas appliances, and which acknowledges responsibility of Hyde Park owner/architect/contractor to dispose of all extraneous building materials and appliances away from Hyde Park property.
The company name of your contractor.
Contractor's proof of state licensing.
Contractor's proof of insurance and bonding.
Contractor's proof of participation in Workers= Compensation.
Submit these documents to the Hyde Park management office and keep a copy for your records.

Step 2.
Your plan will be reviewed by the Hyde Park building engineer, who will either note the plan is acceptable by initialing and dating the plan, or will note items to be resolved. If questions or concerns are raised by the building engineer, the management office will return the renovation request to the owner for appropriate action.

Step 3.
Once approved by the building engineer, the management office will refer the renovation request to the Hyde Park Covenants Committee, which will review and discuss the design at a scheduled committee meeting. As part of its review, the committee may request more information or design changes. Once found acceptable, the Covenants Committee will recommend approval of the renovation to the Hyde Park Board.

Step 4.
Once your renovation plan is approved by the Board, the management office will provide you with a letter you or your contractor will need to obtain a building permit from Arlington County. A building permit is required by law for all renovations. You must have a building permit before your contractor can legally begin work. You must also provide a copy of your building permit to the management office before your contractor will be permitted to use the freight elevator, turn off water to your unit, etc.

In General:
Please be sure your contractor understands the following:
Construction in any Hyde Park unit is limited to the hours of 9:00a.m. - 9:00p.m., according to Appendix IV, Section 18.5 of the Hyde Park Handbook.
You or your contractor may schedule use of the freight elevator, but provide as much advance notice as possible to obtain your preferred dates.
Your Contractor must provide 48 hours advance note to have the water turned off in your unit's tier.
It is a good idea to inform owners/residents of units adjoining yours (including those directly above and below) about your renovation project and the expected duration.
You will need to leave an admit slip at the desk for your contractors, even if you have provided a key to your unit.
Hyde Park will provide parking for contracts on a space available basis in the garage or service drives. Contractors will need to contact the front desk daily to arrange parking.
