RESIDENTS’ KEYS
A key or keys to lock(s) unit entrance doors must be provided to the Building Manager in case of an emergency.
AIR-CONDITIONING AND HEATING
Every fall and spring maintenance personnel will provide preventive maintenance at no cost to owners. Owners/renters must sign the admit slips permitting the service unless you will be home at the scheduled time.
REMODELING OF UNIT
Prior to making a structural addition, alteration or improvement to a unit, permission must be secured from the Board of Directors. The Management Office has the necessary forms.
BALCONIES
Arlington County fire laws prohibit any kind of cooking on balconies. No clothes, blankets, or other materials may be hung over the edges of the balcony or on the balcony if they can be seen from the outside of the building. No carpeting or artificial turf which retains moisture may be placed on the balcony floor. Flowerpots or other items that can be easily blown off may not be placed on the balcony ledge or walls.
DECORATIONS
Holiday decorations may be attached to doors or doorways but should not protrude into the corridor. The decorations may not have any flames or electrical wiring or make any noise. The decorations should be removed within 15 days after the holiday date. Any decorations placed on the balcony must not extend beyond the edge of the balcony, must be securely attached, and must not drape over the balcony railing.
PETS
NO dogs are allowed in the building. A resident may have cats, caged domesticated birds, hamsters, gerbils, guinea pigs, aquarium fish, small snapping turtles and tortoises, and creatures normally maintained in a terrarium or aquarium. No reptiles, rodents, snakes or other unusual house pets are allowed. A resident may have one pet per residential unit and the pet shall not be permitted in the common elements of the Condominium unless carried. The pet owner assumes full responsibility for any property damage, injury or disturbances that the pet may cause or inflict. Cat litter must be secured in plastic bags and thrown down the trash chute.
FIRE AND EMERGENCY PROCEDURES FOR RESIDENTS
In case of fire, dial 911 and pull the hall fire alarm nearest your unit. When the fire alarm rings, exit the building using the stairs. If your door is hot, do not open it but try to seal it with throw rugs or wet towels. Go out on the balcony and attract the attention of the fire department personnel.
POOL
The pool is located on the south side of the building and is reached through the lobby. In the spring specific guidelines and pool passes for residents and guests are issued by the Management office. Persons using the pool do at their own risk. There will be a lifeguard at the pool during the hours the pool is open. When walking through the lobby to and from the pool, appropriate cover and sandals must be worn.
ADMISSION TO THE BUILDING
Visitors may be admitted to the lobby by lifting the phone in the outer lobby to notify the operator. The switchboard operator will then verify with the resident that the person should be allowed to go to the unit. If you wish a visitor, delivery person or repair service to enter your unit when you are not home, you must complete an admit slip at the receptionist desk. If you are having a party, a guest list may be left with the desk clerk in advance of the occasion to allow individuals to be admitted without checking each guest individually. No door-to-door solicitation or distribution of flyers is allowed. If you find flyers at your door notify the desk clerk promptly.
STORAGE
Limited storage space may be available. See the management office to determine availability and fees.
TRASH
Two trash chutes are located on each floor, one each of the main corridor. Kitty litter should be put in a bag and thrown down the trash chute. Telephone books should be placed in the recycle container or taken to the loading dock. Large objects should be taken to the loading dock. It is your personal responsibility to have furniture or appliances removed from the building. The trash chutes should be used from 7:00 a.m. until 11:00 p.m.
FLOOR COVERINGS
With the exception of the floors in the kitchen, closet, and bathroom, carpeting and/or area rugs with sufficient padding shall be maintained on at least 80% of the floors in each room of the unit.
COMMUNICATIONS
Management communicates with residents through notices placed in the mail boxes at the front desk, the newsletter, and/or notices posted in the elevators. It is important to check your front desk mailbox at frequent intervals.
