During the spring convector maintenance service, our maintenance staff has installed leak detectors in your convectors. Last year, the leak detectors helped us drastically reduce water damage to units, and Hyde Park and owner’s insurance losses.
If the alarm goes off in your unit, and the office is closed:
· Turn off your thermostat, and open the convector to check for water**.
· If there is no water present or there is minor water present and you can contain it:
o Disable the alarm by drying off the alarm, and if necessary removing the battery from the white plastic alarm **.
o Then, complete a work order at the front desk.
o Maintenance will enter your unit on the next business day to try to determine the cause of the alarm. You will be notified of the results of their investigation.
o If you have had convector service within the last six months, there is typically no charge for this service.
· If there is enough water to cause serious damage, call the front desk to report it immediately. To avoid after hours maintenance calls, only request maintenance service if the water is sufficient to cause damage.
** The proper tools to open your convector, either a screwdriver or an allen wrench, are available from the front desk. In addition, if you are unable to remove the battery, take the alarm down to the front desk. The front desk staff will either remove the battery or store the alarm in another location for maintenance. If you need additional assistance to open your convector, the front desk may have a list of volunteers to assist you in opening your convectors.
If the alarm in your unit should go off during office hours, and you are able to follow the above procedures please do so. If not able to do so, contact the front desk. The maintenance staff will attempt to follow up on all work orders in the same day.
If you hear an alarm and it’s not yours, try to locate the unit and report it to the front desk.
In order to reduce false alarms due to condensation, maintenance has placed plastic boxes over the alarms. You can help reduce condensation by keeping your windows closed during very hot and/or humid weather. In addition, if you will be away for long periods of time or do not use your air conditioning for the season, notify the office via a work order, and maintenance will close the shut off valves inside your convectors at no charge. This will help reduce condensation, leaks and false alarms in your unit.
